The Elgin Office, located at 1116 S Elgin offices, were transformed into a custom office layout for Pure Play Medical in the late 2020, early 2021. The details of our renovations are listed below.
We reframed the existing roof structure from a “house” to a “boxed” office shape. This will created a 1708 sqft floor plan in a 28x 61’ layout with a 350 sqft basement. During this process we used new 16" TIJ joists to span the full width of the building from North to South, allowing us eliminate all interior load bearing walls and create a completely open floor plan.

The area is an emerging neighborhood, and our goal is to provide a safe environment through fencing, lighting, and working with city partners for patrolling the Gunboat Parks.
The rear of the property is now fenced with an 8’ tall privacy fence. The South of the property has a 6’ chain link fence to provide some security without hiding the building. The front (East) side of the property has a 6' cantilevered gate and 4' personnel gate.
The Parking lot will be lit with wall pack lighting from the building. Additional wall pack lighting will continually shine on the South and East side of the building on daylight sensors.
Tenants may add their own security camera and alarm systems. We work with the downtown PSA Ambassadors who are charged with patrolling the IDL to keep an active watch on the neighborhood. They work hand-in-hand with the Police Non-Emergency and Emergency service to provide immediate response to any disturbances in the neighborhood. We also partner, through the Gun Boat Neighborhood Association, with our neighbors to keep an active watch on our fellow Gun Boat Park Neighborhood residents properties.
The 10' 6" x 7' commercial glass bay window on the East side of the building perfectly frames Tulsa's newest Dog Park! The adjacent park - Gunboat Park North - is being transformed into Tulsa's 3rd official off-leash dog park (Planned Debut ~Oct. 1). This will bring wonderful traffic to the area and is sure to draw attention to whatever business selects 1116 S Elgin as its new home.
One of the biggest transformations to the property is our new parking lot. We have eight fenced parking spaces. This parking lot is landscaped and has a sprinkler system. There are multiple existing trees on the North to provide shade.
To the south the Gunboat Plaza has 62 additional fenced spaces. The roads on each side of the Gun Boat Plaza – Frankfort and Elgin – are both one-way. Elgin runs North to South and Frankfort runs South to North. These one-way streets allow for parking on both sides of the street, which allows another 141+ street-parking spaces.
The new exterior and roof will be finished by the end of September 2020. Exterior color selection and interior finishes - including flooring, bathrooms style, kitchen, and offices, will be completed for a tenant.
